Homes Association Update

May 21, 2020

Good morning,

Below are a few updates regarding your community.

POOL OPENING:  It was a tough decision to make, but at our recent board meeting on Monday, May 18, it was decided that we would open the pool when state and county guidelines allow. At the time of our meeting, it was June 1, but that has since been revised to June 8. We will see if it gets pushed back further. There will be more information to follow from our management company, FirstService Residential, regarding the pool opening, but during at least Phase 2, we have decided to open with chairs and chases removed to help reduce contact points. So if you would like to have a chair or a chase at the pool when it does open, please bring one along with you and take it with you when you leave.

GARAGE SALE:  This was originally scheduled for May, but with everything going on, we pushed it back to June 5 and 6. Signs should be posted a week or so prior.

SURVEY REMINDER:  If you or one of your family members have not taken the survey sent to residents, please take a few minutes to complete that to share your input on the potential projects. One submission per household. If you cannot use the online version, a PDF version is available which you can complete and return it by mail or email. If you use the PDF survey, please be sure to fill in all required responses in order for us to be able to use your submission.  Again, please limit your survey submissions to one per household.

Although we have received many survey results with great input that can help guide the board on their approach to these projects -- as well as ideas for a projects that were not included in the survey -- I believe I can speak for the board that we would like to see a 60 percent response rate or even higher if we can. I plan to send one reminder email before our next board meeting June 29.

Wishing you and yours a safe Memorial Day weekend!

THIS AND THAT ...

Below are a few recommendations based on personal experience. No benefit is received from recommending these products or companies other than the satisfaction of helping others. I am sure there are a lot of great alternatives that I do not have experience with.

Denton Enterprises - Want to add a fence to your yard? Get a bid from Denton Enterprises in Shawnee (913) 432-5771. They did a nice installation for us in 2015, and, as I recall, they were hundreds less compared to other bids we obtained. In accordance with the Declaration of Restrictions, remember to fill out an Architectural Request Form and obtain written approval prior to commencing work.

SiteOne Landscape Supply - If you like DIY lawn care, this is a great company to get supplies from. Recommended by a neighbor, this commercial supplier also sells to the public. For about $18, I picked up a bag of preemergent which covered our entire yard this spring.

Outdoor ceiling fan - Does your outdoor fan droop like helicopter blades at rest? Maybe it wasn't made to stand up to the KC elements. If you are looking to add or replace an exterior ceiling fan, check this one out. It's relatively inexpensive and moves a lot of air at lower speeds. We have two, one on our porch and one on our deck. We like them so much that we have the interior version in our living room and bedroom. Light kits are available.

Treebullies - Need a tree removed? This company did a nice job for the HOA recently at literally thousands less than bids obtained from two landscaping outfits. 65 five-star Google reviews and counting.

Teague Electric - We recently had a small project that we couldn't get the builder's electrician to help us with. Teague was responsive with a quote, they got us on their schedule promptly, and they did a good job.

Laminating by George - I have relied on Julie for many years to laminate promotional items for several companies I have been involved with. She does outstanding work with fast turnaround at very competitive rates for smaller volume work. (816) 474-1720.
