BRBV Food Truck Party Update

Many HOA members noticed a decline in service from Hy-Vee during our Food Truck Event on Saturday afternoon. Hy-Vee had dispatched the truck with only one employee who was quickly overwhelmed by the number of customers. 
 
After speaking with Hy-Vee management on Tuesday, Rikki DelPercio, our property manager from FirstService Residential, was reassured that there would be no charge to the HOA for the use of the Food Truck on Saturday. There was an employee scheduling conflict which caused only one person to be assigned to an event that clearly required two employees. Hy-Vee apologized for this oversight and assured us that it will not happen again.

It would be great to have a few new board members with some fresh ideas and energy to bring to our great association.  We appreciate the outstanding individuals who are currently serving on the board and the architectural committee, but there are a few who have terms that are ending this year.  Also, we are allowed more board members than we currently have; so it would be great to hear from you if you are interested in serving.  The time commitment is fairly nominal, with meetings held about five times a year, typically the last Monday of the month, starting at 6:30, ending at 8:00, with some additional exchanges via email.

Do Your Part To Maintain A Safe Neighborhood

JULY 16th UPDATE:
 
Bristol Ridge residents have reported two additional property crimes to Lenexa police in recent days.

A theft report was made in the 21000 block of West 81st Terrace on July 14th at 5:24 AM.  An auto burglary was reported in the 8100 block of Millridge Street on July 13th at 8 PM.  Please ensure that your home and vehicles are locked when you are away and during nighttime hours. 
 
Report any suspicious activity to 911.
 
Original Report Dated June 24th
 
Two Bristol Ridge homeowners and a Woodland Reserve homeowner reported residential burglaries on June 24th and early on the 25th to the Lenexa Police Department. The homes were located in the 8100 block of Bittersweet Drive, 21000 block of West 81st Terrace and 22000 block of West 89th Terrace. The Lenexa Police Department is investigating these crimes.
 
Please report any suspicious activity, individuals, groups or vehicles to 911.  If possible, obtain a tag number and description of the vehicle including brand, model (SUV, sedan, truck, etc.), color, number of doors, unusual characteristics, markings or visible damage on the vehicle, direction of travel and the number and general description (age, ethnicity, sex, hair color and length, tattoos and a clothing description including any head wear) of the occupants. 
 
New construction and unoccupied homes in Bristol Ridge and Bristol Valley are a target for those intent on stealing and reselling building materials and new appliances.  Additionally, bicycles and similar toys left outside in occupied homes are an easy target.  An inexpensive solution is to keep a yard light on both in the front and rear of your homes during at night. Additionally, place several lights on timers to give your home the appearance of being occupied during the overnight hours. Of course, arming your home with an unlawful entry, glass breakage, motion detectors, outdoor cameras and smoke detection system provides peace of mind and will reduce your insurance premium.
 
Here are some additional tips to prevent burglaries:
 
 
Both the Shawnee and Lenexa Police Departments offer a Vacation Watch program where Officers will conduct random checks of your property during extended absences.
 
Always remember to keep your garage doors closed. In the past, residents have reported thefts from unsecured garages and unlocked automobiles during the day and overnight.

Alert: Change in Waste Management Pickup Schedule

Due to Heat Warnings, Residential Routes to Start Earlier Effective Wednesday, July 17. 
   
6:00 a.m. Start Time for Remainder of July and August
 
WHAT: Waste Management of Kansas, Inc. residential routes for the Kansas City metropolitan area will begin at 6:00 a.m.  due to the forecasted extreme heat, for the remainder of this month. 
 
WHEN: Effective Wednesday, July 17, 2019. 
 
WHERE: Residential customers serviced by Waste Management in the following counties:  Johnson, Wyandotte, Leavenworth, Miami, Linn, Kansas and Jackson, Clay, Platte and Cass, Missouri.

New Bristol Ridge and Bristol Valley Website

Look for the email dated June 19th from Pamela Levetzow, Connect Coordinator for First Service Residential in your email. First Service is Bristol Ridge and Bristol Valley's new management company which will be overseeing the day-to-day operations of our community. A volunteer Board remains in place and is responsible for reviewing all proposals and making the final decisions which are then implemented by First Service.
 
The email from Pamela provides the link that you will need to register for the First Service Residential Portal. If you are not able to find this email you can request a followup email from Pamela at connect.mo@fsresidential.com or by contacting your Residential Manager, Rikki Delpercio, at Rikki.Delpercio@fsresidential.com. Please include your name and address in your request.
 
If you need immediate assistance from a representative at First Residential please contact Customer Service at (816) 414-5300, extension "0". This line is monitored 24/7.
 
The new First Service website will be your new source for community news and information, a direct link to contact your Community Property Manager, manage your HOA Dues, access the Community Calendar and the Community Directory.

Bristol Ridge and Bristol Valley Pool Rules

The Bristol Ridge and Valley (BRBV) pool opened on Saturday, May 25th. Please review this document for the complete set of rules for pool use.
 
To help assure all pool users have a safe and pleasant experience it is important we all adhere to the pool rules.
 
Keep in mind the pool is utilized by residents of all ages, but especially young children. It is our responsibility to respect each other and to help assure that the experience is both safe and pleasant. No illegal, noxious or offensive behavior and/or loud music is acceptable.
 
It is a Johnson County Health and Environment regulation that no food or drink be consumed within 4 feet of the pool edge. They periodically stop by the pool unannounced and they will close the pool if this regulation is being violated. If you bring food and/or refreshments into the pool area it is your responsibility to make sure that all of your trash is picked up and deposited in one of the pool deck trash containers.
 
The bathroom trash containers should not be used to discard food, dirty diapers or other non-paper trash. The Deffenbaugh containers or the containers on the pool deck should be utilized for those purposes.
 
The pool is for the exclusive use of the BRBV residents and their guests. It is our responsibility to assure that unwanted guests are not using the pool. The pool area requires a code to enter. The new code can be found under Documents, Pool Communications. Under no circumstances should the gate be left open.
 
The pool will be patrolled after hours and any violators may be prosecuted.
 
Let’s all do what we can do to make this summer’s experience at the pool one of the best.

-  Pool Open Daily: 10:00 AM to 9:00 PM
 
-  All persons using the swimming pool shall shower
before entering.
 
-  No glassware allowed.
 
-  Food or drink is prohibited within 4 feet of the pool area.
 
-  Pool chairs are not allowed in the pool.
 
-  Never swim alone.
 
-  Children 14 years and under should not use pool without an
adult in attendance.
 
-  No pets allowed.
 
-  No running, boisterous or rough play.
 
-  Any person having an infectious or communicable disease is
excluded from the pool.
 
-  No diving.
 
-  Warning – No lifeguard on duty.
 
-  Swim at your own risk.
 
-  Persons vandalizing pool property will be prosecuted.
